Íà âòîðîé ñòðî÷êå îêàçàëàñü íåäâèæèìîñòü çà ãðàíèöåé â Èòàëèè ñ 20% îáðàùåíèé ïîêóïàòåëåé. Ìèíèìàëüíàÿ ñóììà ïîêóïêè â ýòîé ñòðàíå ñîñòàâèëà 40,0 òûñ. åâðî. Ñðåäíÿÿ ñóììà ñäåëêè â Èòàëèè ñ íåäâèæèìîñòüþ ñîñòàâèëà 100 òûñ. åâðî.

Îáâàëüíîãî ïàäåíèÿ öåí íà ðûíêàõ íåäâèæèìîñòè çà ãðàíèöåé íå ïðîèçîøëî, è íà÷àëî 1 êâàðòàëà ýòîãî ãîäà ïîêàçàëî íåêîòîðûé âîçâðàò ê òðàäèöèîííîìó ñïðîñó. Ïîëó÷åíèå ÏÌÆ íà Ìàëüòå.

Ìàëüòà - èäåàëüíàÿ ñòðàíà äëÿ ïîñòîÿííîãî ïðîæèâàíèÿ è ïîëó÷åíèÿ ñòàòóñà Ïîñòîÿííîãî Ðåçèäåíòà (Âèäà íà æèòåëüñòâî) . Ïîìèìî ìÿãêîãî êëèìàòà, áåçîïàñíîé îáñòàíîâêè, âåëèêîëåïíûõ âîçìîæíîñòåé îáó÷åíèÿ äåòåé è äîáðîæåëàòåëüíîãî àíãëî- ãîâîðÿùåãî íàñåëåíèÿ, Ìàëüòà ïðåäîñòàâëÿåò äëÿ Ðåçèäåíòîâ ðàçëè÷íûå ëüãîòû â îòíîøåíèè óïëàòû íàëîãîâ, ïðèîáðåòåíèÿ íåäâèæèìîñòè, èíâåñòèöèé è òàê äàëåå.

À êðîìå òîãî ñòàòóñ ÏÌÆ â îäíîé ñòðàíå Åâðîñîþçà äàåò ïðàâî ïîëó÷åíèÿ Âèäà íà æèòåëüñòâî â ëþáîé äðóãîé ñòðàíå Åâðîñîþçà ïî óïðîùåííîé ïðîöåäóðå è áåç ðåãèñòðàöèè þðèäè÷åñêîãî ëèöà!

Ðåçèäåíöèÿ íà Ìàëüòå íå èìååò îáÿçàòåëüíîãî óñëîâèÿ ïðåáûâàíèÿ 183 äíÿ + 1 äåíü, êîòîðûå òðåáóþò äëÿ ïðîäëåíèÿ ÂÍÆ âñå ñòðàíû Åâðîñîþçà, íà÷èíàÿ îò íîâîïðèáûâøèõ Áîëãàðèè è Ðóìûíèè è çàêàí÷èâàÿ ñòðàííûìè ÷ëåíàìè ÅÑ - Ãåðìàíèåé è Ôðàíöèåé. Õîòÿ ÏÌÆ íà Ìàëüòå ÿâëÿåòñÿ åæåãîäíî îáíîâëÿåìûì ðàçðåøåíèåì íà ïðîæèâàíèå, ôàêòè÷åñêè ýòî ÏÌÆ (Permanent Residence), èáî ïðîöåäóðà ïðîäëåíèÿ ôîðìàëüíà, è íå óâÿçàíà ñî ñðîêàìè ôèçè÷åñêîãî íàõîæäåíèÿ îáëàäàòåëÿ ñòàòóñà íà Ìàëüòå.

Äëÿ ïîëó÷åíèÿ ÏÌÆ Ìàëüòû íóæíî âûïîëíèòü ðÿä ïðîñòûõ òðåáîâàíèé :

Äëÿ ïîëó÷åíèÿ ïîñòîÿííîãî âèäà íà æèòåëüñòâî íåîáõîäèìî èìåòü ãîäîâîé äîõîä íå ìåíåå 23 000 åâðî (èëè â ýêâèâàëåíòå) èëè îáùèé êàïèòàë â 349000 åâðî (èëè â ýêâèâàëåíòå). Íåò íåîáõîäèìîñòè ïåðåâîäèòü äàííóþ ñóììó íà Ìàëüòó.

Íåîáõîäèìî åæåãîäíî ïåðåâîäèòü ñóììó íå ìåíåå 14000 åâðî (+ 2300 åâðî íà êàæäîãî èæäèâåíöà) íà âàø ñ÷åò â Ìàëüòèéñêèé áàíê .Äåíüãè îñòàþòñÿ Âàøåé ïîëíîïðàâíîé ñîáñòâåííîñòüþ , âû ìîæåòå èìè ðàñïëà÷èâàòüñÿ â ëþáîé ñòðàíå ïî êðåäèòíîé êàðòå èëè ñíèìàòü èõ â êàññå áàíêà.

Ïîñòîÿííûé Ðåçèäåíò äîëæåí ïðåäñòàâèòü äîêàçàòåëüñòâî òîãî, ÷òî â òå÷åíèå 12 ìåñÿöåâ ïîñëå ïîëó÷åíèÿ ÏÌÆ èì áûëà ïðèîáðåòåíà èëè ïîëó÷åíà â àðåíäó íåäâèæèìîñòü ñîãëàñíî ìèíèìàëüíûì òðåáîâàíèÿì ê åå ñòîèìîñòè.

Îïëà÷èâàòü íàëîã â ðàçìåðå 4 192 åâðî â ãîä íà Ìàëüòå.

Êóïèòü íåäâèæèìîñòü íà Ìàëüòå â òå÷åíèè ãîäà ïîñëå ïîëó÷åíèÿ ÏÌÆ èëè àðåíäîâàòü êâàðòèðó è îïëà÷èâàòü àðåíäíóþ ïëàòó íå ìåíåå 350 åâðî â ìåñÿö.

- ôîòîêîïèÿ ïàñïîðòîâ êàíäèäàòà è åãî æåíû è äåòåé (åñëè òàêîâûå èìåþòñÿ);
- òðè öâåòíûå ïàñïîðòíûå ôîòîãðàôèè êàíäèäàòà, åãî æåíû è äåòåé (åñëè òàêîâûå èìåþòñÿ);
- ñâèäåòåëüñòâî î ðîæäåíèè êàíäèäàòà, åãî æåíû è äåòåé (åñëè òàêîâûå èìåþòñÿ) îðèãèíàëû èëè êîïèè, çàâåðåííûå íîòàðèóñîì;
- ñâèäåòåëüñòâî î çàêëþ÷åíèè áðàêà – îðèãèíàëû èëè êîïèè, çàâåðåííûå íîòàðèóñîì;
